BUYOWNER is an advertising service. "Advertising" is unique in that it cannot be "recalled" or canceled once the message has been broadcast or communicated. When a client agrees to use the service by payment of check or credit card, the description of the property is immediately entered into a computer database. It is instantly matched and advertised to thousands of potential buyers. Paperwork is generated on your property the moment the description arrives at our office: the ad copy proof is prepared and photographs are ordered and taken in preparation on the flyers and magazine. In addition, letters are immediately sent out to a pool of "ready buyers." Calls to our office from the yard sign are screened and potential buyers are given information about your property. In short the property is immediately put "on the market". No matter what phase of the program you are in (even if the first magazine issue has not come out) your property is "exposed" to the buying public. We understand that sometimes a person's circumstance may change. The decision may be made to lease rather than sell the property, or maybe not sell at all. It could be a previous looker shows up to make an offer, or a potential buyer calls just a few days after signing up with BUYOWNER. In any case, you have purchased advertising and the message cannot be retrieved! Finally, our advertising fee is all due and payable at the time you enter our service. In some cases we have allowed clients to space out their advertising fee. Regardless of how long you are in the service the total amount is due and payment cannot be canceled, credited, or refunded. Note: The Federal "Cooling Off Rule" does not apply because this sale involves real estate. Likewise, under the Texas Business and Commerce Code, this sale is not a solicitation sale as defined under Section 39.002 WARNING Texas law states that canceling payment on services can be a misdemeanor or even a felony. Unfortunately, because of the wrongful acts of a few, we find it necessary to warn you that canceling payment is taken very seriously. In special cases where the need arises to take the property off the market for a short period of time, we will be happy to accommodate you. At BUYOWNER we hope that each individual property sells quickly and at an agreeable price!
